Our Mission
Property managers deserve software that works the way they do — fast, reliable, and built around real workflows. Too many platforms in this space were designed as generic tools first and adapted for property management second. The result is software that feels clunky, slow, and disconnected from day-to-day operations.
Kelpic is being built to change that. Our mission is to give property managers a single platform that handles everything — tenant applications, rent collection, accounting, maintenance tracking, and owner reporting — without the compromises that come from one-size-fits-all tools.
Our Story
Kelpic was founded in 2024 by Michael Gardner (CEO) and Elias Witt (CTO) in Greenville, South Carolina. The idea came from firsthand experience with the frustrations property managers face every day — juggling multiple tools, dealing with slow software, and losing hours to manual processes that should be automated.
Since then, we've been heads-down building a platform designed specifically for property management from the ground up. Every feature, every workflow, and every screen has been shaped by conversations with real property managers about what they actually need — not what looks good in a demo.
We're preparing to launch in June 2026, and we're actively working with property managers in the Greenville, SC area to refine the platform before it goes live. If you manage properties and want to be part of that process, we'd like to hear from you.
Why Property Management?
Property management is one of those industries where the software hasn't kept up with the people using it. Managers are running complex operations across dozens or hundreds of units, coordinating with tenants, owners, and contractors — and the tools they rely on often feel like they were built a decade ago.
We saw an opportunity to build something better. Kelpic is designed around speed, collaboration, and the specific workflows that property managers use every day. Features like shared workspaces, an AI assistant, a tenant portal, and built-in contractor management aren't afterthoughts — they're core to how the platform works.
Every plan will include unlimited properties and full access to every feature. We believe property managers shouldn't have to pay more just because their portfolio grows.
