One Login for Every Property

A surprising amount of property software still makes you sign in separately for each property, so a landlord with four rentals keeps four sets of credentials and four mental models of where things are.

Kelpic® treats your portfolio as one thing. Filter to a single property when you're dealing with it, or look across all of them when you want to know how the month is going.

What's in the App

Properties & units

Drill from a property into buildings and units, with occupancy and lease dates visible rather than buried.

Rent & billing

Bills, payment status, and days behind — plus recording a check that arrived in the mail.

Maintenance

Requests with photos, emergency flags, assignment, scheduling, and the cost of the work.

People

Tenants, staff, contractors, applicants, and pets — each with their own records and history.

Documents

Leases and tenant documents where you can find them on a phone, not in a filing cabinet.

Applications

Review applicants, see their history and consent, and approve — which builds the lease for you.

Frequently Asked Questions

Is there an app to manage rental properties?

Yes. Kelpic is a free native iPhone app for managing rental properties — rent collection, maintenance requests, tenants, leases, applications, and documents. Tenants get their own view of the same app for paying rent and reporting problems, so both sides work from one system.

Can I manage multiple rental properties in one app?

Yes, and from a single login. You can filter the dashboard to one property or look across the whole portfolio. This is a real difference from older platforms that require a separate login or instance per property.

Does the app work offline?

No. Kelpic needs a connection because it reads live data — a rent payment or maintenance update has to reach the server to be real. In practice everything you do on a property visit works over normal cell service.

What does it cost?

The app is a free download and free for tenants. Owners and managers pay a monthly subscription based on unit count, starting at the 1–4 unit band. Card and bank rent payments carry standard Stripe processing fees.
