Free Rent Receipt Template
A rent receipt is simple proof that rent changed hands. Some states require landlords to provide one when a tenant asks — and whether or not the law requires it, a receipt protects both sides: the tenant has proof of payment, the landlord has a clean record. Use the template below, free.
What a Rent Receipt Should Include
A receipt only protects you if it captures the facts someone might later dispute. A complete rent receipt includes:
- Date of payment — the day the money was actually received, which matters for late fees and grace periods.
- Amount paid — the exact dollar figure received.
- Payment method — cash, check (with check number), money order, or electronic transfer.
- Rental period covered — which month (or dates) this payment applies to.
- Property address and unit — so the receipt ties to a specific rental.
- Tenant and landlord names — who paid and who received.
- Remaining balance, if partial — when a payment doesn't cover the full amount due, the receipt should say what's still owed so nobody later claims the partial payment settled the month.
- Signature — the landlord's (or agent's) signature makes the receipt an acknowledgment, not just a note.

When Rent Receipts Matter
- Cash payments, especially — cash leaves no trail of its own. The receipt is the record. If you pay or collect rent in cash, a signed receipt every single month is non-negotiable.
- Partial payments — a receipt that states the remaining balance prevents the classic dispute where a partial payment is later claimed as payment in full.
- Disputes and court — in a nonpayment dispute or eviction proceeding, dated receipts are the cleanest evidence either side can bring.
- Tax records — landlords need documented rental income; some tenants need proof of rent paid for renter's credits or assistance programs.
