The Three Parts of a Policy
Personal property
Your belongings, if damaged or stolen by a covered peril. This is the number the calculator above sizes.
Liability
If someone is injured in your home, or you damage someone else's property — including the classic case of a bathtub overflowing into the unit below. Commonly starts at $100,000, and raising the limit usually costs very little.
Additional living expenses
Pays for somewhere to stay if the unit becomes uninhabitable after a covered loss. Easy to overlook until you need it.
Replacement Cost vs. Actual Cash Value
The single most consequential choice on the policy. Actual cash value pays what the item was worth after depreciation; a five-year-old laptop pays out as a five-year-old laptop. Replacement cost pays what a new equivalent costs today.
Replacement cost costs modestly more and is usually the right call — the point of the policy is being able to actually replace what you lost. The estimate above assumes replacement cost, which is why it asks what things cost to replace rather than what you paid.
Watch the Sub-Limits
Standard policies cap certain categories regardless of your total coverage — jewelry, watches, firearms, collectibles, and sometimes bicycles and electronics. The cap on jewelry theft in particular is often low. If you own something valuable in those categories, it needs a scheduled endorsement listing it specifically, or it is not really covered.
What It Does Not Cover
- The building. That is the landlord's policy, and it does not cover your belongings.
- Flood and earthquake. Excluded from standard policies; both need separate coverage.
- Your roommate's property, unless they are named on the policy. Separate policies are usually cleaner.
- Damage from neglected maintenance you failed to report to the landlord.
Make an Inventory Now, Not After
The hardest part of any claim is proving what you owned. Walk each room with your phone, film everything including inside closets and drawers, photograph serial numbers on expensive items, and store it somewhere that is not in the apartment. Ten minutes now is worth more than any policy feature at claim time.
